There is currently much local and national media attention on residential foreclosure rates and comparisons among cities nationwide. The Town of Queen Creek uses a variety of methods to track local foreclosures within its incorporated boundaries, including verification visits to individual properties that have been identified by other sources as foreclosed.
This research is important to the Town because reported foreclosure rates so significantly affect the Town’s bond and credit ratings and its ability to attract new business, economic development and investment.
As of Nov. 1, the Town’s research showed that of the 7,219 residential properties located within the Town of Queen Creek’s incorporated limits, 194 of those were listed as short sales or foreclosures. This is a 2.6 percent short sale/foreclosure rate, much less than that reported by some real estate and media sources. That number falls to 121 homes (1.7 percent foreclosure rate) after subtracting pending sales.

Most of the residential development within the 26-square miles of the Town’s incorporated limits lies within the 85242 ZIP code area designated by the U.S. Postal Service (see the link to the Town Limits/Zip Code Map on this page.). Although there are very small portions of the Town of Queen Creek that are located within the 85298 ZIP code on the western edge of the community, the 85298 ZIP code contains only commercial properties within the Town of Queen Creek boundaries.
